The Sheriff's Office is issued orders of sales from the Judge of the Court of Common Pleas. These sales are advertised in the Times Bulletin Newspaper and are also updated on this site. All sales are at the Van Wert County court house, in the basement.
Prior to the sale, most properties are appraised from the outside only. It’s important to realize we are selling the house per court orders and we do not have keys, nor can we give you any rights to tour the house before a potential buy.
Specific terms of individual sells vary, but in most cases all 3rd party purchases shall make down payments as follows, AT THE TIME OF SALE: If the appraised value of the property is: less than $10,000.00, the deposit shall be $2,000.00. If the property is appraised from $10,000.00-$200,000.00, the deposit shall be $5,000.00. Appraisal price of $200,000.00 or more, a deposit of $10,000.00 will be required. The remainder will be due at the confirmation of the sale with a cashiers check or money order. Plaintiff buy backs are not required to make a down payment. If down payment is not given at time of sale, property will be resold on the spot.
A "PURCHASER INFORMATION FORM" will need to be filled out at the sale should you purchase a property. You can download the form (PDF) from our website or you may obtain a form at the sale.
A legal description of the property can be found at the Van Wert Clerk of Courts office on the 3rd floor of the Courthouse.
